Pirate Harbor is a waterfront community located down the Burnt Store Road corridor between Punta Gorda and Cape Coral. Many of the home sites are on gulf-access canals with quick, direct access to Charlotte Harbor and the Gulf of Mexico. Burnt Store Marina is a gated, deed-restricted community with a resort-like atmosphere.  The Marina is located at the Lee/Charlotte County line. Grassy Point Estates is a luxury, waterfront community in Port Charlotte. Grassy Point Estate features the most exclusive waterfront properties in Port Charlotte. The community is comprised of 86 home sites located around a private marina that offers immediate, sailboat access to open water. The neighborhood is deed-restricted, has underground utilities and offers public water and sewer for all home sites. Seminole Lakes Real Estate & Area Information PDF Print E-mail

Seminole Lakes is a private, gated community with an semi-private, 18-hole, executive golf course meandering through it. Other amenities include a pool, clubhouse and five tennis courts (3 clay/2 hard courts). The community is considered “maintenance free” and requires a monthly association fee to maintain the 24-hour gate, roads and for residential lawn care. However, owners are required to maintain their own landscaping.

The community is complete with 464 single-family homes. The standard lot in Seminole Lakes is 50 ft x 100 ft. with some homes being built on more than one lot. All homes are constructed of concrete block and stucco and have tile roofs. The majority of homes offer either a lake or golf course view.

 The O’Hara area of Port Charlotte offers both waterfront and non-waterfront properties. You can find single-family homes or vacant lots for sale throughout the neighborhood. The area is located along Edgewater Drive west of Midway Blvd. O’Hara Drive is the defining road that connects many of the waterfront properties.

There are no deed restrictions in the area nor are there any mandatory homeowners associations. The area offers waterfront properties with a both sailboat and powerboat access as well as a variety of times to access open water. Again, knowledge of the boating in the area is important when considering real estate in this neighborhood. Why be stuck trolling the canals if instant access is what you desire.

Port Charlotte Waterfront Real Estate – Edgewater Area PDF Print E-mail

The Edgewater area of Port Charlotte is a section located along Edgewater Drive between U.S. 41 and Midway Blvd. Edgewater Drive continues past Midway Blvd but that section of Port Charlotte is discussed in our O’Hara area information. The Edgewater area is made up of mainly older, waterfront homes with a few exceptions, notably homes that were rebuilt after Hurricane Charley or the community of Grassy Point Estates. There is a combination of sailboat access (no bridges) and powerboat access, waterfront homes in the area. Most homes offer 2-3 bedrooms with or without a pool and were built in the 1960s and 1970s.

The boating access is undeniably good. The average canal depth in the area is 3-3.5ft at mean low tide for both sail and powerboat access properties. Almost all of the waterfront properties have private docks in the backyards.

Most of the streets in the neighborhood are short ending in a cul-de-sac. There are no deed restrictions and there is no homeowners association (with the exception of Grassy Point Estates).

Burnt Store Isles Real Estate & Area Information PDF Print E-mail

Burnt Store Isles (BSI) is the smaller of the two leading waterfront and golf course communities in Punta Gorda, Florida. The community is deed-restricted and offers city water and sewer throughout with a few streets offering underground utilities. Single family homes represent the majority of residences although there are several waterfront and golf course condos or villas available as well. All home sites are located on either a saltwater canal or offer picturesque views of Twin Isles Golf Course. Homes range in size from quaint, 1,000 sq ft bungalows to 4,000 sq ft custom dream homes.

Vacant lots are still available so you can choose to build your Florida dream home as well. The standard, single-family lot is 80 ft x 120 ft however with lots of cul-de-sacs throughout the neighborhood, you can find oversized tip, key and cul-de-sac lots for sale as well.

All waterfront properties have concrete seawalls and offer sailboat access (no bridges) to Charlotte Harbor via Alligator Creek, a natural river. Burnt Store Isles, like Punta Gorda Isles, lies within the City of Punta Gorda’s canal maintenance district therefore the city maintains all seawalls throughout the community. All waterfront property owners in PGI and BSI pay an annual fee with their property taxes for this service. The City of Punta Gorda does a wonderful job ensuring that the canals and seawalls are in top form.

Boating time to open water from Burnt Store Isles is a minimum of 15-20 minutes via Alligator Creek. The access point out of Burnt Store Isles used to house a lock but in early 2003 the lock was removed. Boat owners should consider the width of their boat as well as the width of the former lock (17 ft wide) when looking at homes in Burnt Store Isles. In exchange for the lock being removed, residents in Burnt Store Isles agreed that all new docks in the community must have a boat lift. Existing homes or vacant lots with existing docks at the time of the lock removal have been grandfathered and are not required to have boat lifts. The grandfathering remains with the property and is transferred should ownership of the property changes.

Punta Gorda Isles (PGI) is the larger of two waterfront and golf-course communities in Punta Gorda, Florida. The community was originally deed-restricted and for all intents and purposes is still considered a deed-restricted community today. In the mid-nineties, the Punta Gorda Isles Civic Association (PGICA) met with the city council and the restrictions that were enforceable by law were transferred to the City of Punta Gorda and became city ordinances. Punta Gorda Isles, Burnt Store Isles and Burnt Store Meadows are all part of the “Special Overlay District” that is covered by the city ordinances.

Most residences in Punta Gorda Isles are located either on a gulf-access canal or overlook St. Andrews South golf course with a few homes/lots located on a greenbelt maintained by a private association. The waterfront properties are divided into two categories, sailboat and powerboat. Sailboat properties offer canal access to open water with no bridges whereas the powerboat section requires passing under a bridge (approximate12 ft clearance at high tide) to access open water. The canals within the community are quite deep ranging from 10-20 ft in depth however access points to open water tend to be much shallower. Time to open water can vary throughout the community from less than 5 minutes to slightly over an hour.

The community is comprised of single family homes, condos, villas and vacant lots. Single family homes range from 1,000 sq ft bungalows built in 1968 to 4,000 sq ft custom homes built last year. Condos can be located overlooking the golf course or on a saltwater canal. Waterfront condos offer several options when it comes to docks. There are communities with deeded or assigned docks were the docks transfer with the sale of the unit or docks can be first come, first serve with or without wait lists. Vacant lots are still available throughout the community with the standard single-family lot being 80 ft by 120 ft offering 80 ft on the canal.

Waterfront properties in Punta Gorda Isles have concrete seawalls and are part of the City of Punta Gorda’s canal maintenance district. Waterfront property owners pay an annual fee in addition to their annual property taxes and in return the City of Punta Gorda maintains the canals and seawall.
