Port Charlotte waterfront is located on the north side of the confluence of the Peace River and Charlotte Harbor with most waterfront properties offering sailboat access (no bridges) to Charlotte Harbor. There are two main waterfront areas in Port Charlotte. The Edgewater area encompasses the area from US41 to Midway Blvid along Edgewater Rd. The O'Hara area consists of of the waterfront properties located from Midway Blvd to the end of Edgewater Rd. Grassy Point Estates is a luxury, waterfront community in Port Charlotte. Grassy Point Estate features the most exclusive waterfront properties in Port Charlotte. The community is comprised of 86 home sites located around a private marina that offers immediate, sailboat access to open water. The neighborhood is deed-restricted, has underground utilities and offers public water and sewer for all home sites. Other community amenities include private roads, beautiful guard gate and a waterfront clubhouse. The gate offers 24-hour security.
Grassy Point Estates is an extremely private and upscale neighborhood with excellent boating. Every home site in the community comes with an assigned dock slip in the private marina. Homes are required to be a minimum of 2,500 sq ft, 3,000 sq ft or 3,500 sq ft depending on the size of the lot. Most existing homes in the neighborhood have been built within the last 10 years and are quite impressive. Many of the homes offer more than 4,000 sq ft of living space.

The O’Hara area of Port Charlotte offers both waterfront and non-waterfront properties. You can find single-family homes or vacant lots for sale throughout the neighborhood. The area is located along Edgewater Drive west of Midway Blvd. O’Hara Drive is the defining road that connects many of the waterfront properties.
There are no deed restrictions in the area nor are there any mandatory homeowners associations. The area offers waterfront properties with a both sailboat and powerboat access as well as a variety of times to access open water. Again, knowledge of the boating in the area is important when considering real estate in this neighborhood. Why be stuck trolling the canals if instant access is what you desire.

The Edgewater area of Port Charlotte is a section located along Edgewater Drive between U.S. 41 and Midway Blvd. Edgewater Drive continues past Midway Blvd but that section of Port Charlotte is discussed in our O’Hara area information. The Edgewater area is made up of mainly older, waterfront homes with a few exceptions, notably homes that were rebuilt after Hurricane Charley or the community of Grassy Point Estates. There is a combination of sailboat access (no bridges) and powerboat access, waterfront homes in the area. Most homes offer 2-3 bedrooms with or without a pool and were built in the 1960s and 1970s.
The boating access is undeniably good. The average canal depth in the area is 3-3.5ft at mean low tide for both sail and powerboat access properties. Almost all of the waterfront properties have private docks in the backyards.
Most of the streets in the neighborhood are short ending in a cul-de-sac. There are no deed restrictions and there is no homeowners association (with the exception of Grassy Point Estates).
